The foundations have been protected with a Delta membrane and French drain. On the main floor, the ceilings were insulated with Sonopan (except the kitchen) and the electrical system was redone.
In the basement, significant work was carried out approximately 20 years ago under the supervision of a structural engineer: excavation of the office section, replacement of the main sewer line, and installation of floor drains. Unit 5049:
The front exterior wall was completely rebuilt with drywall and insulated. Several walls in the front section and dining room were replaced (original plaster and lath removed) with drywall. The dining room ceiling was also fully redone in drywall and the electrical wiring was updated.
Unit 5045:
The party walls of the two front rooms (adjacent building side) were insulated and soundproofed with Sonopan and new drywall. The front exterior wall, the second-floor ceilings extending to the end of the corridor, as well as the corridor wall between the two units, were insulated by blown-in insulating and soundproofing material.
The interior foundation wall of the workshop was reinforced.
All insulated walls and ceilings in the front section, as well as the rear double bedroom of unit 5053, were finished with 3/4" drywall, providing superior sound and thermal insulation performance.
The chimney has been capped and decommissioned.
Please note: the foundation footings are particularly wide and thick (visible in the basement), ensuring an extremely solid base with no visible foundation cracks.
Clear height under the basement beams is 6'3".
The sellers also completed a pre-sale inspection and addressed the items identified, delivering a carefully maintained building to the future buyer. This level of care reflects the family's deep attachment to the property: acquired in 1930 by the great-grandfather, Damas Généreux, the building's second owner -- whose photo is still displayed on the main floor -- it was later passed on to his grandson (their father).
